Searching for a new home can be both stressful and exciting. One way to make it easier is to create a home wish list — a checklist of the nonnegotiables your future home must offer.
This should include the big things, like a certain number of bedrooms or bathrooms, as well as the little items, like a kitchen island.
As you prepare to buy a new home, here are the features you should consider when making your wish list.
Lot and Location: Know which communities you’re interested in, and think about the details of the lot you want. Do you want a large, fenced-in yard, or a small one so you have to do less maintenance? Would you prefer a spot in a cul-de-sac or on a corner?
Property Type: What type of home are you interested in? Condos and townhomes can be low maintenance but lack privacy. A single-family home may be larger but also more expensive. A duplex could also be an option, which may work especially well if you want to buy the whole property and generate passive income on the other half.
Living Space: Consider what size home will suit your household — how many bedrooms, bathrooms and extra spaces do you require? You should also think about how many stories you’d like and your preferred layout (for example, having the primary bedroom on the first floor).
Interior Features: Is central air conditioning a must-have? What about hardwood flooring or dual ovens? Consider your day-to-day life and what would be most useful to you.
Exterior Amenities: Do you want the home to have a pool or a covered patio? Think about your future potential needs as well as what would work for you currently.
Start by looking at your current home and jotting down what you like and dislike about it. Remember: Your deal breakers are just as important as your must-haves.
